Unless we expressly disclose otherwise in writing, we are not the lender, creditor, loan servicer, real estate broker, appraiser, title company, insurance company, attorney, tax adviser, or financial adviser in your transaction.
Our role may include:

2. No Guarantee of Approval or Loan Terms
Submitting information, completing an application, receiving a quotation, or communicating with the Company does not guarantee that:

A particular interest rate or loan program will be available;

Your interest rate will be locked;

Your loan will close by a particular date; or

Your loan will close at all.
Interest rates, fees, loan programs, underwriting standards, and lender requirements may change without notice. A rate is not locked unless you receive written confirmation of the lock in accordance with the applicable lender’s requirements.
A prequalification or preapproval is not a final loan approval or commitment to lend. Final approval may depend on verification of income, employment, assets, credit, property condition, appraisal, title, insurance, and other underwriting requirements.
3. Information You Provide
You agree to provide information that is complete, current, and accurate. You must promptly notify us if any information changes during the mortgage process.
You authorize us, subject to applicable law and any required disclosures or authorizations, to verify information you provide and to share relevant information with lenders and service providers involved in evaluating or processing your mortgage request.
Providing false, incomplete, misleading, or fraudulent information may result in the termination of services, denial of your application, or other consequences permitted by law.
4. Credit Reports and Verification
When you provide the required authorization, the Company, a lender, or an authorized service provider may obtain your credit report and verify information concerning your identity, employment, income, assets, liabilities, property, insurance, or other matters relevant to your mortgage application.
Any credit authorization will be governed by the separate authorization and disclosures presented to you during the application process.
5. Fees and Compensation
The Company may receive compensation from you, a lender, or another permitted source in connection with your transaction.
Any applicable broker fees, lender fees, third-party charges, credits, or other compensation will be disclosed to you as required by law. Fees and estimated closing costs may change when permitted by applicable law and based on the circumstances of your transaction.
You should carefully review all official disclosures before agreeing to proceed with a mortgage loan.
6. Electronic Communications
By using our website or providing your email address or telephone number, you agree that we may communicate with you electronically regarding your inquiry, application, documents, disclosures, appointments, and transaction.
